Terms of Service for Advertising/Marketing

Welcome to DFR and our sister site Rentclub.ca (“we”, “our”, or “us”). By accessing or using our platform/s, you agree to comply with and be bound by the following Terms of Service.
(“Terms”)
1. Overview of Services
DFR and its sister site are online venues that enable users (“Members”) to publish and advertise rental accommodations. Members who publish listings are referred to as “Homeowners” or “Landlords.”
We provide marketing services for properties across multiple channels including our website(s), internal database, newsletters, and third-party online platforms. Communication and rental agreements are conducted directly between property owners and interested
tenants.
2. Membership and Fees
* The annual membership fee of $499 plus GST, is payable at the start of each membership period. As an additional incentive one complimentary video of your property will be offered.
* Members may rent their property as many times as desired during the active membership period without incurring additional fees or commissions.
* Membership includes full marketing support, lead generation, dedicated web page and listing exposure across our available platforms.
3. Member Responsibilities
As a Homeowner or Landlord, you agree to: * Abide by the **90-day minimum rental rule** in compliance with local regulations.
* Set your own rental rates or choose to accept our market-based recommendations.
* Collect your own rents and damage deposits directly from tenants.
* Maintain the accuracy and completeness of your listings. You may contact us at any time to request listing updates or additions.
*You agree to do your own vetting of tenants via credit reports, confirmation of employment and proof of income and verifying tenant references.
*Owner attests that the Property is free from material and latent defects, and is in move-in condition for new tenants.
4. Legal and Compliance Requirements
* Homeowners/Landlords are responsible for obtaining and maintaining appropriate property and liability insurance for tenanted properties.
* All lease agreements must comply with the BC Residential Tenancy Act.
* We recommend including key details in your rental agreements such as:
* Lease duration
* Security deposit terms
* Tenant obligations
* For furnished rentals, we suggest including an addendum to cover items not explicitly addressed in the Tenancy Act. We suggest creating a detailed inventory of your unit chattels, including estimated replacement costs
5. Disclaimers and Limitations of Liability
* DFR and its sister site does not guarantee that your property will be rented, or that it will rent at the published price.
* DFR and its sister site are not liable for any direct, indirect, incidental, or consequential damages, including but not limited to:
* Loss of data
* Missed rental opportunities
* Errors or omissions in listings
* Disputes between landlords and tenants are the responsibility of the parties involved and fall under the jurisdiction of the BC Residential Tenancy Branch (RTB).
* Any disputes with us will be resolved through binding arbitration rather than in court.
* Homeowner agrees to exclude DFR and sister site from any liability claims
6. Privacy
We do not sell, trade, or rent users’ or owners’ personal identification information to third parties without your express permission.
7. Modifications to Terms
We reserve the right to modify these Terms of Service at any time with prior notice.
By using our service, you acknowledge that you have read, understood, and agree to be bound by these Terms of Service. DATE (membership begins)
